How do I submit regular and after-hours maintenance requests at Modera Encore?
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
How do residents receive packages at Modera Encore?
We have package lockers available to residents 24/7. You will receive an email and text message when a package is delivered to the lockers. Residents can also receive deliveries from certain carriers via the entry callbox system.
Is there an elevator available?
Yes, we have both an elevator and freight elevator for your convenience.

We have limited parking and only allow 1 vehicle in 1-bedroom, 1-bedroom dens, and 2-bedroom units. Only a 3-bedroom lease is allowed a 2nd vehicle at the $100 rate.
Is there a parking garage available at Modera Encore in FL?
We have a controlled-access parking garage at Modera Encore. Parking is available at $45 per month.
Are there guest parking spots available at the Tampa homes?
Guest parking is available on a first-come, first-served basis at an hourly rate.
Does Modera Encore have courtesy patrol?
We do not offer courtesy patrol at Modera Encore.

We love your furry companions and welcome up to two per apartment home. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum. Please contact our leasing office for further information.

Our community offers gated access. Each resident receives a code or fob to enter the gate.

Yes — and we're glad you asked! At Mill Creek Residential, we believe pets are part of the family. That's why all residents are asked to complete a quick pet profile through PetScreening.com.
Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.

How do security deposits work at this community
Our community partners with Whale to manage security deposits in a secure and transparent way. Prior to move-in, residents are asked to create a Whale account and transfer their required security deposit into an FDIC-insured account in their own name. Funds held in the Whale account may earn interest while still meeting all lease requirements.

Whale allows residents to keep their security deposit in their own account, providing added transparency, security, and flexibility compared to traditional deposit handling.

Utilities are not included in the rent payment at Modera Encore.
Is renter's insurance required for the Modera Encore apartments?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com. How much is the deposit at Modera Encore? What additional fees do I need to be aware of when renting a home?
At Modera Encore there are one-time fees that include $125 application fee, $350 admin fee, $150 amenity fee and a $300 deposit with approval. There are also monthly fees that include $65 internet, $20 trash, $15 common area electric, $45 parking, $4.25 utility billing fee and a $1.50 service fee.
Do you accept Section 8 vouchers?
We do not accept Section 8 vouchers at this time.
How do I pay rent?
When is rent due each month at Modera Encore in Tampa?
Rent is due on the first of the month, with a grace period extending to the 6th day of each month. Late fees will start on the fourth day of each month.
Can the apartment homes at Modera Encore in FL be sublet or listed on short-term rental platforms like Airbnb or VRBO?
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
Is there an amenity fee?
Yes, there is a $150 amenity fee that is required per lease term.
